Flat rate vs reducing rate — why bank quotes look lower
Banks in Bahrain usually advertise a flat rate: interest is charged on the full loan amount for the whole term. This calculator uses a reducing-balance rate, where interest is charged only on what you still owe — the way the installment is actually amortised. The same headline number means very different costs, so compare the monthly installment, not the rate.
Rule of thumb: a flat rate is roughly equal to a reducing rate 1.8× higher over five years. A 2.5% flat quote is close to 4.5% reducing.
| Tenure | Flat rate | Reducing rate |
|---|---|---|
| 3 years | BHD 291 | BHD 279 |
| 4 years | BHD 224 | BHD 212 |
| 5 years | BHD 184 | BHD 172 |
